Aria Communities is a vertically integrated multifamily developer operating in Charlotte, Monroe NC, Fort Mill SC, and Rock Hill SC. We acquire land, design, build, and manage Class A apartment communities in-house – a single team controls the full development cycle from site selection through long-term property management.
Aria Communities builds in the greater Charlotte market with active projects in Monroe NC (Skyview at Aria, 338 units) and completed communities in Matthews NC, Rock Hill SC, and Fort Mill SC.
Most developers build and sell within three to five years. Aria holds assets for the long term and manages them with our own in-house team. The team that designs a community also builds and manages it – every decision is made with 15-year operational performance in mind, not a quick exit.

Aria Communities targets long-term net operating income rather than transaction-cycle IRR. Our vertically integrated model compresses construction costs and eliminates third-party management fees, improving margin across both phases. Specific return structures vary by project – contact us to discuss current opportunities.
Aria Communities has developed and manages communities across the Charlotte metro including Aria at Idlewild, Windsor Apartments, and Villas at Marlin Bay. The Skyview at Aria project secured $53.5 million in financing through JLL, United Bank, and Parse Capital – institutional validation of the development pipeline.
